TYPICAL UNDERGROUND WAREHOUSE SPACE
The Kansas City area is home to the largest concentration of developed underground industrial space in the US. There is over 23 million sq. ft. of developed underground space and, since demand continues to increase, more is constantly being developed from both mined and un-mined land.
While about 15 such public underground facilities exist in the Kansas City MSA, many are aged, having been developed as early as the 1960s. Many are quite large and thus have been known to suffer from highway traffic problems, poor air quality, delayed truck docking and less than adequate customer service for the smaller tenants. Several of the others specialize in “freezer/cooler” space. Rush Creek Properties’ market is in “dry” space. Still other competitors only offer 12’ ceiling heights, compared to Rush Creek Properties generally 15’, which is critical in underground space usability.
